In the U.P., I'm also looking at things that are specific to our climate and building stock: frost heave on foundations, ice dam damage on roofs, aging heating systems that may not survive another northern Michigan winter, and water intrusion issues that are common in older commercial buildings up here.

Most inspectors can tell you something is wrong. I can tell you what it will take to fix it.
When I find a foundation crack, I'm not just noting it in the report — I'm assessing whether it's structural or cosmetic, what's causing it, and what the repair would involve.
