Information we collect

When you contact us by phone, text message, email, or through our website to inquire about or schedule services, we may collect:

- **Property information** — address, type of property, year built, square footage, occupancy, condition, and any other details you share related to the services you request.
- **Representative information** — if applicable, your realtor's or agent's contact details and brokerage.
- **Call recordings and transcripts** — inbound calls to our business line may be recorded for quality and service-coordination purposes. Michigan is a one-party-consent state; recording is disclosed at the start of every call.
- **Text message content** — text messages sent to our business line are stored to maintain the conversation and coordinate services.
- **Website analytics** — basic anonymous usage data (pages visited, browser type) if you visit our website.

- **Inspection Information** - Information pertainining to the home being inspected or worked on.

 

How we use your information

- To respond to your inquiry and provide the services you've requested
- To schedule inspections, coordinate site access, and communicate service results
- To prepare quotes and invoices
- To maintain service history for returning customers
- To comply with legal and tax record-keeping requirements

 

Who we share your information with

- **We do not share, sell, or provide your mobile phone number or messaging consent data to third parties or affiliates for marketing or promotional purposes. The service providers listed in this policy process information solely on our behalf to deliver the services you requested, and are not permitted to use it for their own marketing.**


We use the following service providers to operate our business, each of whom processes your information solely on our behalf and under contractual confidentiality obligations:

- **Twilio Inc.** — telephone and SMS routing and recording
- **OpenAI, L.L.C.** — automated transcription of call recordings (audio transmitted once for transcription; OpenAI retains inputs for 30 days for abuse monitoring only and does not use them to train models)
- **Anthropic, PBC** — automated extraction of structured information from transcripts (text only; not used for model training)
- **Fly.io** — server hosting

We may share information when required by law (for example, in response to a subpoena or court order).

 

Data retention

- Call recordings: deleted after 30 days
- SMS message content: retained while the related service inquiry is active, then archived
- Customer service records (quotes, invoices, inspection reports): retained for seven years for business and tax purposes
- You may request deletion of your personal information at any time by emailing ben@upinspect.com, except where we are legally required to retain it

SMS program privacy

Personal information collected from customers who text our business number is kept strictly within UPCIS and our service providers listed above. **We do not sell, rent, or share mobile opt-in information with third parties for their marketing or promotional purposes.**

SMS / Text Messaging

Program description. Upper Peninsula Construction and Inspection Services (UPCIS) uses text messaging (SMS) to have two-way conversations with customers who have contacted us about home inspection or construction services. Messages relate only to scheduling, appointment confirmations, clarifying questions, and coordination for the service you requested.

How you consent. Consent is customer-initiated. You consent to receive text messages from UPCIS when you call or send a text message to our published business line, (906) 448-2549, to inquire about or request our services. We do not send text messages to any number that has not first contacted us. We do not purchase, rent, or share phone lists, and we do not send promotional or marketing messages. Consent to receive text messages is not a condition of purchasing any product or service.

Message frequency. Message frequency varies and depends on the conversation. You will typically receive messages only while actively arranging or receiving service.

Cost. Message and data rates may apply, depending on your mobile carrier and plan. UPCIS does not charge for text messages.

Opting out. Reply STOP to any message to stop receiving text messages from us. You will receive one confirmation that you have been unsubscribed, and no further messages after that. You may reply START to resubscribe.

Carriers. Wireless carriers are not liable for delayed or undelivered messages.

Your information. Phone numbers collected for text messaging are used only to provide and coordinate the services you requested. We do not sell or share your phone number or your SMS consent with third parties for marketing purposes.

 

Security

We take reasonable precautions to protect your information. No system is perfectly secure; please notify us promptly if you believe any information has been compromised.

 

Your rights

You may request a copy of the information we hold about you, request corrections, or request deletion by contacting us at ben@upinspect.com.

 

Changes to this policy

We may update this policy from time to time. The "Last Updated" date at the top of the page will reflect the most recent revision.
