  • Negotiation Tool - Our report serves as a credible 3rd party evaluation of the property condition, potentially giving you leverage in price negotiations.

  • List of Maintenance and/or Cap Ex Needs -​ ​We help you to identify key areas where Maintenance and Cap Ex will likely need to be invested into your property.​ Our report serves as a comprehensive "to-do" list for you as the owner. (Note: UPCIS does not provide quotes as part of an inspection report for conflict of interest reasons. You can trust our evaluation as unbiased).

  • Due Diligence - Banks, boardrooms, insurers and C-suite execs all want to limit their liability, and so should you. In some cases, a report like ours is required by these various stake holders. Our report serves as this due diligence, that these parties want and need to see to be comfortable with the deal.

  • Suitability - You may be unsure if the existing building is suitable for your needs. We make sure to invest as much time, in person, and on the phone with you, to answer your questions about the property. We pride ourselves in customer service that goes above and beyond.

  • Liability Insurance - UPCIS carries a general liability insurance policy for commercial and industrial buildings that are under 100,000 sqft. A certificate of insurance can be provided if and when requested.
