Problems Don't Show Up in July — They Show Up in Winter

August in the U.P. doesn't feel like the time to think about winter. The weather is good, the days are long, and most homes and buildings seem to be holding up just fine.

But that's exactly the problem. Summer is when issues go unnoticed, not when they go away.


A lot of what causes trouble in January was already there in August. It just hadn't been tested yet.


What Summer Hides

A roof can look fine on a dry summer day and still be one heavy snow load away from a real problem. Worn shingles, weak spots, or aging flashing don't leak when there's no rain or snow to test them. Winter is when that gets exposed — often as ice damming or a leak that shows up with the first thaw.


Dry summer ground hides drainage issues just as well. Water that would pool near a foundation during a fall rain or spring thaw simply isn't there to see in August. Drainage and grading problems are easiest to catch and correct in dry conditions — and hardest to deal with once the ground is frozen or saturated.


Small Exterior Issues Become Bigger Repairs

Siding and exterior wood follow the same pattern. Gaps, cracks, or wear don't cause much trouble in summer heat, but once wind, ice, and moisture are in the mix, those same small issues let water in, freeze, expand, and turn into bigger repairs.


Foundations work the same way — minor cracks or settling can sit quietly for months, only to widen once freeze-thaw cycles start working on them.


None of these issues send a clear signal in the summer. There's no leak, no puddle, no drama — just conditions that happen to be dry, mild, and forgiving. That's exactly why late summer is the right time to look, not the wrong time.


Why Timing Matters

There's a scheduling reality here too. Once fall hits, contractor calendars fill up fast, and the properties that get attention first are the ones with a documented list of what needs fixing.
