Fresh paint, new laminate flooring, and updated light fixtures make a house feel move-in ready. They also make it harder to spot what's underneath. After 2,000+ inspections across the Upper Peninsula, I've learned to look past the cosmetics — and what I find behind them is often the most important part of the report.
I've seen new laminate flooring installed over subfloors with water damage. I've seen freshly painted walls covering cracks that indicate foundation movement. I've seen brand-new bathroom tile laid over rotting framing. None of this is necessarily done with bad intentions — sometimes sellers genuinely don't know what's behind the wall. But sometimes they do. Either way, it's my job to find out.
This is where the combination of inspection expertise and building experience really pays off. Because I'm a licensed builder, I know how homes are constructed, how they age, and where problems like to hide. I check moisture levels in walls and floors. I look at how new finishes meet old structures. I pay attention to patterns that tell a story — like fresh drywall repair in a spot that happens to line up with a roof leak or plumbing run.
A house can look beautiful in photos and on a walkthrough. My job is to tell you whether it actually is.
